Midwest Lot Care is a locally owned parking lot and exterior maintenance company serving Columbus and the surrounding neighborhoods. We specialize in keeping commercial properties — like dental offices, retail stores, law firms, and medical clinics looking sharp and professional with simple, flat-rate monthly service.

Midwest Lot Care follows EPA Safer Choice principles—we select cleaning products from the EPA Safer Choice list and, where disinfection is needed, use EPA DfE-certified options. This includes Safer Choice products and DfE-certified disinfectants.

Parking lots and dumpster areas are often overlooked, yet they’re the first impression customers see. They’re also a hidden environmental problem. When trash and debris sit on lots across our city, rain pushes it into storm drains — and those drains flow directly into our rivers and streams. That means all parking lots, if neglected, become contributors to pollution in the Scioto and Olentangy Rivers.

Scientific reviews show that debris and pollutants build up on parking lot surfaces between storms, and when rain comes, they get washed into storm drains and then into rivers. Studies also show parking lot runoff carries metals, nutrients, suspended solids, and debris.

At Midwest Lot Care, I’m tackling that problem head-on. I provide sweeping to capture debris before it washes into waterways, and I clean dumpster pads so they don’t become sources of runoff pollution. My goal is to build a business that helps property managers keep their lots clean, safe, and welcoming — while also protecting the environment we all share.

The EPA recognizes parking lot sweeping as a Best Management Practice (BMP) to minimize pollutants (trash, sediment, etc.) entering water bodies via runoff.

You work directly with the owner — no middlemen, no rotating staff. Every sweep, cleanup, and dumpster pad scrub is done with pride, consistency, and attention to detail. We show up on time, get the job done right, and provide photo reports to keep you informed without chasing us down.

Hi, I’m James — the guy behind Midwest Lot Care. For over 15 years, I worked in corporate America. I climbed the ladder, led teams, sat through the meetings, and chased the next title like so many of us do. But in June 2024, that all changed. I was laid off — and while that kind of moment can feel like a setback, for me it opened a door I’d been eyeing for years: the chance to build something of my own.

Instead of jumping into another job, I made a decision I’d been putting off for too long. I wanted a business I could be proud of — one that didn’t involve office politics, endless emails, or stress I couldn’t shake off at the end of the day. I wanted to serve my community, work with my hands, and actually see the results of what I do. That’s how Midwest Lot Care was born.

This isn’t just a business — it’s my next chapter. I take pride in showing up, doing the work right, and giving business owners one less thing to stress over. Small Lot Cleaning: For smaller properties seeking professional curb appeal without the high vendor price tag. Lot size: up to 6,000 sq ft (≈ 30 parking spaces or less).

• Parking lot cleanup (3x per month)
• Dumpster pad cleaning (1× per month)
• Monthly photos and service report

Medium Lot Cleaning: For medium properties who want to balance appearance, function, and cleanliness for high-traffic locations. Lot size: 6,000 to 12,000 sq ft (≈ 30–65 spaces).

• Parking lot cleanup (3× per month)
• Dumpster pad cleaning (1× per month)
• Monthly photos and service report

Large Lot Cleaning: For large properties who demand a spotless first impression and high-frequency service for busy or high-visibility properties. Lot size: 12,000 to 25,000+ sq ft (≈ 65 to 80 spaces).

• Parking lot cleanup (3× per month)
• Dumpster pad cleaning (1× per month)
• Monthly photos and service report

Interior Trash Bin Cleaning: $20+ a month or per cleaning, pricing dependent on the number of trash cans. Leave out the night before; cleaned on-site. ($20 first can and $10 a can for each additional can)

High-Traffic Power Washing: Clean front sidewalks, steps, stoops, gum spots, and algae buildup. $50–$125/month, depending on the size of the lot.

Weed Removal in sidewalk and parking lot cracks: Keeps things tidy without harsh chemicals. $50+ a month, spring and summer months only.

Parking Reset & Touch-Up: Paint curbs, bumpers, or directional arrows. $200+ a project or quote-based for larger lots.

Window Cleaning: (Exterior Lower Windows) Remove dirt/streaks from front-facing windows and doors. $50+ a month, summer months only.

If any materials are needed, I’ll let you know up front during the quote. No surprises.

Most clients pay between $250–$950/month, depending on lot size and service frequency. We’ll provide you with a fast and honest quote based on your property — no hidden fees, ever. Every lot is different — I walk each property myself and give you a custom quote with a simple flat monthly price. Most clients are surprised how affordable it is.
